Virtually the entire Auckland region is affected by radical new housing rules that will see a quantum leap in the intensification that is permitted. Central Warkworth will change from largely single lot housing to โmixed housing urbanโ โ in effect this enables 3 dwellings each 3 storeys highย ๐ฉ๐๐ซย ๐ฌ๐ข๐ญ๐ย as of right (no consent and, no notification required) – with the further provision for 4 or more dwellings through a consent.
It takes no account of the very real infrastructure constraints that exist nor of the fact that intensive development is already taking place on a large scale in this area and that Auckland has capacity for over 1 million dwellings in its existing unitary plan – thatโs 30-40 years building supply!!
What is equally concerning is that most people have absolutely no idea of what is planned for their neighbourhoods (even though these changes become operative from August). While Auckland Council has submitted against these building reforms, it isย ๐๐๐ข๐ง๐ ย ๐๐จ๐ซ๐๐๐ย ๐ญ๐จย ๐ข๐ฆ๐ฉ๐ฅ๐๐ฆ๐๐ง๐ญย them by government legislation.
This is governmentโs desperate attempt to be seen to be doing โsomethingโ about housing affordability, however, it will make absolutely no difference to those long shut out of home ownership, but it will compromise existing neighbourhoods. Snells Beach, Matakana, Wellsford and other townships outside of central Warkworth are not captured by these building zone changes.
