Virtually the entire Auckland region is affected by radical new housing rules that will see a quantum leap in the intensification that is permitted. Central Warkworth will change from largely single lot housing to ‘mixed housing urban’ – in effect this enables 3 dwellings each 3 storeys high 𝐩𝐞𝐫 𝐬𝐢𝐭𝐞 as of right (no consent and, no notification required) – with the further provision for 4 or more dwellings through a consent.
It takes no account of the very real infrastructure constraints that exist nor of the fact that intensive development is already taking place on a large scale in this area and that Auckland has capacity for over 1 million dwellings in its existing unitary plan – that’s 30-40 years building supply!!
What is equally concerning is that most people have absolutely no idea of what is planned for their neighbourhoods (even though these changes become operative from August). While Auckland Council has submitted against these building reforms, it is 𝐛𝐞𝐢𝐧𝐠 𝐟𝐨𝐫𝐜𝐞𝐝 𝐭𝐨 𝐢𝐦𝐩𝐥𝐞𝐦𝐞𝐧𝐭 them by government legislation.
This is government’s desperate attempt to be seen to be doing ‘something’ about housing affordability, however, it will make absolutely no difference to those long shut out of home ownership, but it will compromise existing neighbourhoods. Snells Beach, Matakana, Wellsford and other townships outside of central Warkworth are not captured by these building zone changes.
